Dont stress you will find something, think of it as a new beginning, just dont look at stuff too over your budget - that always made me depressed. If you like this house and its in your budget go for it, if its just over remember you can try and talk them down but if you dont there will be something better around the corner.

Just think why is it a stress if your payments dont change but you have a 1 year old house with nothing to do -THATS FABULOUS! thats moving on in life to something better than you had.
You are probably like me and the thought of the unknown stresses you - just think what will happen if you dont get this house (nothing will need to look for another) why is this bad ( I didnt get the house I wanted but there could be something better arond the corner), we did that got our hearts set on a tiny finished house which we didnt get but then we ended up getting our house which is twice as big, exactly what we wanted except it needs renovating which is cool.
I wish you luck on the house tonight but it sounds like you have it all sorted. Yes buying a house is very stressful but just remember it is stressful for everyone not just us but it is a very good learning curv for you and just to think once you have bought a house this is something you can say you have done all by yourselves - what an achievement!

We went to see a house that our agent told us about. It hasn't got a board up yet but because it's the same agent he thought he would give us first option to look at it. OMG - what a house. Just the house I have pictured, a 3 bd house with a study, a separate lounge room and a big kitchen with a long bench and an outdoor entertaining area which comes off the kitchen. Plenty of room for us all and for Jersey, our kelpie 🙂
The price range is what we can afford. We are going to put an offer in tomorrow and see what the owners say.
This is so scary and anxious times for us because we haven't bought a place before from an outsider. Always bought from my parents.
And this house is something we have chosen for ourselves, not something that my parents want for us and we go along with it.
The area has a huge open spaces, playground (for our grandchild); bbq areas, lots of walking tracks and plenty of space for Jersey to run and play.
I know our lifestyle will change, i will be able tyo go for walks everyday; we can ride our bikes again and be safe. Oh and did i tell you that there are boats and yachts in their own spots (can't think of the word!!). The view is amazing.
In a year they will be building it's own village centre, shops, restaurant, bank, supermarket, boutique shops. I can't wait.
I will keep you all updated, it's exciting and scary at the same time. OMG can we do this on our own. this is a huge step of faith and to trust our own gut instinicts.
The kitchen even has it's own walk in pantry, nothing to do to the house at all. I need to stay positive, calm and hope and pray.

@BlueBay. How amazing that you found this house so quick and get first 'dibs' on it. That's great.
Is it in an area that you want to live? It sounds like it is.
One things, when you put in an offer on paper - please make sure you write the following: (this is to protect the buyer - YOU).
*The price you are wanting to offer
*A building and pest inspection, that YOU - the purchaser are SATISFIED with - to be completed within 14 days of purchaser and buyers signing contract.
Even though the house is new - you need a building inspection and a separate pest inspection. I have seen houses only 8 months old, and built on concrete slabs that have had termites. It will cost a few hundred dollars for both reports to be done. But it is money that is so well worth spending, compaired to tens of thousands of dollars in repairs, etc.
Sorry, my family have worked in Real Estate for years, so I just wanted to make sure that you protect yourselves.

People buy from outsiders all the time - your parents selling their property to you was a way that your mother could control you - and how great that @utopia has given you some check points on your purchase -
This whole thing is really huge - wow - but it sounds like a terrific place
Buying real estate is huge - I am thinking about that myself atm - just thinking - it's great to have adventures like these - and how fantastic to live near a marina
